Read this before you trust a verdict

Dormetrics exists to reduce your chances of losing money to a rental scam. It does not fix the housing shortage and it adds no homes — it is harm-reduction for renters. Please read how far a verdict goes, and where it stops.
A risk signal, not a guarantee
Every verdict is an automated risk signal, not a guarantee. We show you which red flags fired and, on a paid check, whether the person taking your deposit legally owns the property. We nevertell you a listing or a person is “safe” — there is no such button, on purpose.
Why a clean result still isn't proof
Even when no red flags fire and the owner name matches the deed, there is an irreducible false-negative risk: a scammer can look up the real, publicowner of a property and impersonate them, so a genuine ownership match can still sit behind a fake listing. A clean result means “none of our checks fired” — not “this is real”.
It is not professional advice
Nothing Dormetrics produces is legal, financial, or other professional advice. If a tenancy, contract, or dispute matters to you, talk to a qualified human — a tenant-law advisor, Het Juridisch Loket, or your university's housing office.
Always do the human checks
Whatever a verdict says, protect yourself the old-fashioned way:
- View the place in person (or a live video walk-through) before you pay anything.
- Pay by SEPA transfer to a Dutch IBAN — never cash, gift cards, crypto, or money-transfer services.
- Insist you can register at the address (BRP). A landlord who forbids registration is a serious red flag.
- Never wire a deposit before a signed contract and a real viewing.
The decision is yours
Dormetrics is decision support, not the decision. You are responsible for your own choices; you use it at your own risk. If something feels wrong, walk away — no home is worth your deposit.
