What's free and what's paid?

The free check costs nothing — no account, no card. It reads price, photos, contract, bank account and scam-script signals. The one paid step is the owner match against the Kadaster land registry: every lookup is a fresh paid government query we're not allowed to cache.

Can you promise a listing is legit?

No, and we never will. Dormetrics is a risk signal, not a guarantee. A skilled scammer can impersonate a real, public owner, so a clean read is never proof. We show you which red flags fired — you still view in person and pay into a Dutch bank account (IBAN).

Will I see the owner's name?

No. You tell us the name the “landlord” gave you. We check it against the Kadaster deed and return match, no-match, or inconclusive — with our reasoning, never the owner's identity.

What about refunds?

If we can't complete an owner-confirm for your address, you don't pay for that check. Under EU consumer law you can also withdraw within 14 days — email us and we refund any unused credits.

Who's behind Dormetrics?

A Dutch business registered with the Chamber of Commerce (KVK 58598464), built in Eindhoven. Payments run through Stripe — we never see your card. We keep no database of owners and log verdicts, not identities. The free check needs no account, so you can judge the product first.

Is my data private?

Yes. The free verdict runs on the listing text you paste, not on your identity. A paid check returns a simple match / no-match — we never store the owner's name or details. We log the verdict, not the person.

Which sites does it work on?

All of them. Paste the link and we open and read the listing ourselves — Kamernet, Pararius, Funda, HousingAnywhere and most others. Where a site walls us out (Facebook Marketplace, Marktplaats), paste the listing text and photos instead — the check runs the same. A Chrome extension that reads the page for you is coming soon.
