Is my data private?
Yes. The free verdict runs on the listing text you paste — not on your identity. When you pay to confirm an owner, we return a simple match / no-match and never store the owner's name or personal details. We log the verdict, not the person.
Can you promise a listing is legit?
No, and we never will. Dormetrics is a risk signal, not a guarantee. A skilled scammer can impersonate a real, public owner, so a clean read is never proof. We show you which red flags fired; you always view in person and pay a Dutch IBAN before you commit.
Do I need to sign up?
No. The 60-second risk verdict needs no account and no card — paste a listing and get your read. You only create an account when you buy an owner-confirm, so we can restore your credits.
What's free and what's paid?
The risk verdict is free and unlimited — price, photos, contract, IBAN and scam-script signals. The one paid step is the government-record owner match against the Kadaster land registry, because every lookup is a fresh paid query we're not allowed to cache.
Will I see the owner's name?
No. You tell us the name the “landlord” gave you; we check it against the Kadaster deed and return match, no-match, or inconclusive. We show you the result and our reasoning — never the owner's identity.
What about refunds?
Verified-Owner or it's free: if we can't return a Kadaster-matched owner for the address, you don't pay for that check. And under EU consumer law you can withdraw within 14 days for a refund of any unused owner-confirm credits.
Which sites does it work on?
Any of them. Paste the text or link from Kamernet, Pararius, Funda, Facebook Marketplace, HousingAnywhere or anywhere else — the paste path works even when a site hides listings behind a login.
How is this different from a manual verification service?
Speed and price. Manual services have a human research each listing — useful, but reports take days and cost several times more. When a good room gets forty replies in a day, you don't have days.
