Read the listing text
It reads the listing for the scam scripts fraudsters reuse — fake urgency, pressure to pay fast, and excuses for why you can never view it in person.
Weigh the asking price
It benchmarks the rent against the neighbourhood. A price far below market is the oldest bait there is.
Match the real owner
It checks the name taking your deposit against the government land registry — the one check no screenshot can fake.
A risk signal in seconds
Every flag adds up to one honest verdict — never a guarantee, always the reasons. Here: high risk. Don't wire a cent.
The report
Information you can't google.
The questions that decide a deal. Five are free. The owner check is the paid one:
Legit Score
One 0–100 score for the whole listing — higher means fewer red flags.
Owner check
Is the person taking your deposit the owner named on the government deed? You get one answer — the name matches, or it doesn't. €29, within 24–48 hours.
Price vs. the neighbourhood
The asking rent against the area — bait pricing, exposed.
Stolen-photo sweep
Your listing photos, reverse-searched across the web.
Scam-script read
The pressure lines scammers reuse, named in your messages and contract.
Illegal lease terms
Deposits over two months, illegal “key money”, banned fees — what a real landlord can't ask for.

No false promises.
We'll never call a stranger “safe”. Anyone who promises you that is lying — and they're the last person to hand a deposit to. What we promise is the work: a fresh land-registry lookup, match or no-match, within 24–48 hours. Can't complete it? You don't pay. Unclear? We re-run it or refund it. The first check is free — judge us before you pay us.
Questions, answered honestly.
What's free and what's paid?
The free check costs nothing — no account, no card. It reads price, photos, contract, bank account and scam-script signals. The one paid step is the owner match against the Kadaster land registry: every lookup is a fresh paid government query we're not allowed to cache.
Can you promise a listing is legit?
No, and we never will. Dormetrics is a risk signal, not a guarantee. A skilled scammer can impersonate a real, public owner, so a clean read is never proof. We show you which red flags fired — you still view in person and pay into a Dutch bank account (IBAN).
Will I see the owner's name?
No. You tell us the name the “landlord” gave you. We check it against the Kadaster deed and return match, no-match, or inconclusive — with our reasoning, never the owner's identity.
What about refunds?
If we can't complete an owner-confirm for your address, you don't pay for that check. Under EU consumer law you can also withdraw within 14 days — email us and we refund any unused credits.
Who's behind Dormetrics?
A Dutch business registered with the Chamber of Commerce (KVK 58598464), built in Eindhoven. Payments run through Stripe — we never see your card. We keep no database of owners and log verdicts, not identities. The free check needs no account, so you can judge the product first.
Is my data private?
Yes. The free verdict runs on the listing text you paste, not on your identity. A paid check returns a simple match / no-match — we never store the owner's name or details. We log the verdict, not the person.
Which sites does it work on?
All of them. Paste the link and we open and read the listing ourselves — Kamernet, Pararius, Funda, HousingAnywhere and most others. Where a site walls us out (Facebook Marketplace, Marktplaats), paste the listing text and photos instead — the check runs the same. A Chrome extension that reads the page for you is coming soon.
How is this different from a manual verification service?
Speed and price. A manual service researches each listing over days and costs several times more. You get a free risk verdict in about 60 seconds, and the owner match from €29, confirmed and in your inbox within 24–48 hours.
Check it before you wire it.
60 seconds. One report. The red flags — before the money moves.
