Who checks the checker?
Who runs Dormetrics
Dormetrics is a trade name of DoArt, a Dutch sole proprietorship (eenmanszaak) registered with the Chamber of Commerce (KVK 58598464) in Helmond, Netherlands. It was built for one reason: international students and expats lose deposits to rental scammers every intake season, and the verification tools that exist are too slow, too Dutch, or too late.

How the free risk check works
You paste a listing (or the conversation). We run it through layered checks: scam-script language patterns, the asking price versus the €/m² benchmark for 20 Dutch cities, IBAN and payment-method risks, and behavioural red flags such as no-viewing stories and pressure tactics. The output is which flags fired and why — in about 60 seconds, free.
How the paid owner check works
For any Dutch address, the Kadaster (land registry) records the owner. You give us the name your landlord gave you; we run a fresh Kadaster lookup by hand and email you one answer within 24–48 hours: match or no-match. We never display the owner's identity, we never store owner data, and we never build an owner database — data minimisation is the design, not an afterthought.
What we deliberately don't do
We never say a listing is 'safe' — a scammer can impersonate even a verified, public owner, so a clean check is a strong signal, not a guarantee. We don't do reverse searches (name → properties). We don't handle your money or act as escrow. And our verdicts are risk signals to inform your decision — the decision stays yours.
