- How much deposit can a landlord ask in the Netherlands?
- For rental contracts signed from 1 July 2023: at most two months of bare rent, under the Wet goed verhuurderschap. For a €900 bare rent that is €1,800 maximum.
- Does the deposit cap include service costs?
- No. The cap is calculated on the bare rent (kale huur) only — service costs, gas, water and electricity do not count toward it.
- What if my contract is older than 1 July 2023?
- The statutory 2-month cap applies to contracts from 1 July 2023. For older contracts, case law generally treats about three months as the acceptable ceiling.
- When do I get my deposit back?
- Within 14 days after the contract ends if nothing is wrong, or within 30 days with a specified deduction statement. A landlord who keeps a deposit without justification can be taken to the Huurcommissie or court.
