Owner verification · land-registry backed

Verify a Dutch landlord before you pay

The most expensive rental scam is the fake landlord: a real listing, a convincing story, and a deposit wired to someone who never owned the place. Before money moves, we check the Dutch land registry (Kadaster) for you — does the name you were given match the deed for that address? You get a clear match or no-match, run by hand and emailed within 24–48 hours.

How it works

  1. Run the free check first

Paste the listing and get a free 60-second risk verdict: scam-script patterns, price vs the city market, IBAN country, behavioural red flags. No account needed.

  2. Give us the address and the name

For the paid check you tell us the property address and the name the landlord or agent gave you. That's all we need — we never ask for their documents.

  3. Match or no-match, within 24–48h

We run a fresh Kadaster lookup for that address by hand and email you the answer: the name matches the deed, or it does not. Nothing is stored, nothing is cached.

You never see the owner's identity — on purpose

Some tools display the owner's full name and details. We deliberately do not. You get match / no-match against the name you already have, the lookup is fresh every time, and we keep no owner database. That is what keeps the check compliant with Dutch land-registry terms and GDPR — and it is all you actually need to make the decision.

A match is not a guarantee

A scammer can impersonate a real, public owner. That is why every result comes with the behavioural checklist that closes the gap: view the property in person, pay by bank transfer to a Dutch IBAN, and make sure you can register at the address (BRP). If any of those fail, walk away — whatever the paperwork says.

FAQ

How do I verify a landlord in the Netherlands?
The reliable way is the land registry: the Kadaster records who legally owns every Dutch property. We run that check for you — you give us the address and the name you were given, and we answer match or no-match within 24–48 hours.
Will I see the owner's name and details?
No. We answer one question: does the name the landlord gave you match the deed? Match or no-match, nothing more. We never display owner identity and never store owner data.
How fast is the check?
The free listing verdict takes about 60 seconds. The paid owner match is run by hand against a fresh land-registry lookup and emailed within 24–48 hours.
What does it cost?
The free risk verdict costs nothing. A one-time owner check is €29 (Safe Move-In Check); searching for weeks? The Safe Search Pass is €39 per 28 days and includes two owner checks.
Is a match proof that the listing is legitimate?
No — it is a strong signal, not a guarantee. A scammer can pose as the real owner. Combine the match with an in-person viewing, payment to a Dutch IBAN and BRP registration, and you have closed the classic scam routes.
